Who is eligible for the $20,000+ upgrade offer?
The offer is designed for clients who are already well progressed with their new home plans and are now looking for a builder to bring them to life. You’ll need to be building within the Nira Homes service area, enter into an eligible building contract with Nira Homes and have a project capable of achieving a site start on or before 17 December 2026.
The offer is limited to the first five qualifying projects.
Do my plans need to have been designed by Nira Homes?
Not at all. You may have worked with an architect, building designer or another builder to develop your plans. If you already have plans and haven’t signed a building contract, you can bring your existing documentation to Nira and we can assess your project for construction.
Do I need to already have my building permit?
Not necessarily. This offer is intended for projects that are already well progressed, so having your permit in place will put you in the strongest position. If your permit is still being finalised, we can review where things are up to and determine whether there is sufficient time to achieve the required site start by 17 December 2026.
What if my engineering, soil test or other documentation isn't completed yet?
You can still enquire. Our team will review what you already have, what is outstanding and whether the remaining documentation can realistically be completed in time. Eligibility will ultimately depend on your project being capable of commencing on site by 17 December 2026.
What if I already have a quote from another builder?
That’s absolutely fine. If you haven’t signed a building contract, you’re welcome to talk to Nira about your project. We can review your existing plans and documentation and discuss what building your home with Nira could look like.
What's included in the $20,000+ upgrade package?
Qualifying projects will receive a 13kW solar panel system, 32kWh solar battery, underfloor heating to the ensuite and underfloor heating to one additional bathroom at no additional cost. The total package is valued at over $20,000.
Why are there only five build spots available?
Nira Homes carefully manages the number of projects we take on at any one time. This is so that we can ensure each clients receives a personalised service and a high-quality build.
Five promotional places have been allocated to projects that are sufficiently progressed to move towards construction in 2026. Once all five qualifying places have been secured, the promotion will close.
What does the 17 December 2026 deadline mean?
To qualify, your project must be capable of achieving an actual site start on or before 17 December 2026. Nira Homes will assess your plans, approvals, documentation, site and project readiness before confirming your eligibility for the promotion.

Nira Homes builds across the Mornington Peninsula and Melbourne’s South East. View more information on our build area here. As the exact location and requirements of each project can vary, we’ll confirm whether your property falls within our service area when reviewing your enquiry.
Does submitting an enquiry secure one of the five spots?
No. Submitting the form allows our team to assess your project, but it does not reserve a promotional place. Your eligibility and promotional place must be confirmed by Nira Homes, and the relevant building contract requirements must be completed.
What happens if my project can't start by 17 December 2026?
You can still speak with Nira Homes about building your home, however you may not be eligible for this particular upgrade offer. The promotion has been specifically allocated to projects capable of commencing construction within the required timeframe.
Can I exchange the upgrades for a discount or cash?
No. The promotional package is provided as specified and cannot be exchanged for cash, transferred or applied as a discount against the building contract price. The inclusions are also subject to suitability for the individual home, site and applicable requirements.

The Nira Homes 2026 Ready to Build Bonus Promotion (“Promotion”) is available to eligible new clients who enter into a building contract with Nira Homes and whose project is capable of achieving an actual site start on or before 17 December 2026.
The Promotion is strictly limited to the first five (5) eligible projects accepted by Nira Homes. Availability is subject to Nira Homes’ assessment of the project, documentation, site conditions, construction schedule and ability to achieve the required site start date.
Eligible clients will receive the following inclusions at no additional cost:
- 13kW solar panel system
• 32kWh solar battery
• Underfloor heating to the ensuite
• Underfloor heating to one additional bathroom
The total stated package value is over $20,000. Package value is based on Nira Homes’ applicable supply and installation costs/value for the specified inclusions. The Promotion has no cash value and cannot be exchanged, transferred, substituted for a discount or credited against the building contract price.
To qualify for the Promotion:
- The project must be located within the Nira Homes service area.
• The client must enter into a new eligible building contract with Nira Homes during the Promotion period.
• The project must have sufficiently completed plans, approvals, engineering and other required documentation to enable an actual site start on or before 17 December 2026.
• The project and site must be assessed by Nira Homes as reasonably capable of achieving an actual site start by 17 December 2026.
• The client must provide all information, approvals, selections, documentation and payments required under the building process within the timeframes nominated by Nira Homes.
• All necessary statutory approvals, permits and other requirements for commencement of construction must be obtained.
Eligibility for the Promotion is subject to assessment and written confirmation by Nira Homes. Submitting an enquiry or lead form does not reserve a promotional place or guarantee eligibility.
A promotional place is only secured once Nira Homes confirms the client’s eligibility in writing and the required building contract has been executed in accordance with Nira Homes’ requirements. The Promotion will cease once all five available promotional places have been allocated.
The Promotion applies only to the specified inclusions and is subject to product availability, site suitability, design compatibility and applicable regulatory requirements. Where a specified product or system cannot reasonably be supplied or installed, Nira Homes may offer a comparable alternative at its discretion, subject to applicable consumer law.
Additional works, upgrades, electrical requirements, structural modifications or other costs required due to the client’s design, site conditions or requests that fall outside Nira Homes’ standard allowance for the promotional inclusions may incur additional charges. Any such costs will be discussed with the client before proceeding.
Nira Homes reserves the right to amend, extend, suspend or withdraw the Promotion where reasonably necessary, subject to existing contractual commitments and applicable Australian Consumer Law.
Nothing in these Terms & Conditions excludes, restricts or modifies any consumer guarantee, right or remedy that cannot lawfully be excluded under the Australian Consumer Law.
